HAMBURG APPROVES EXPANSION OF FORBES CAPRETTO HOMES COMMUNITY

Pleasant Creek to add third phase of single-family homes

BUFFALO, NY—The Town of Hamburg recently approved road dedication that will enable Forbes Capretto Homes to expand Pleasant Creek. The local homebuilder will be adding 11 homesites in the third phase of the community it launched in 2018, bringing the total to 61 homes sold.
Located off Rogers Road in the heart of the Southtowns, Pleasant Creek is just minutes from the historic and charming Village of Hamburg. Nearby shopping, dining, entertainment, and recreation enhances the convenient location that combines accessibility with a quiet atmosphere of the private cul-de-sac community. For recreation and other activities, Hamburg Beach, Hamburg Fairgrounds, Cloverbank Country Club, and Seaway Trail are also nearby. Pleasant Creek is situated just minutes from both Route 5 and the 90 Expressway, making it easy for commuters.
The quality of Hamburg’s school system is another benefit for families living in Pleasant Creek. Students are served by the highly rated Clover Bank Elementary, Frontier Middle, and Frontier High Schools.
Six sites remain in Phase II of Pleasant Creek, but the soaring demand for new homes prompted the builder to expand the opportunities with a new phase sooner than originally planned.
“The enthusiasm has been exciting,” explained Matt Ankenbauer, New Home Consultant at Forbes Capretto Homes. “The location, the privacy of the cul-de-sac community design, the quality of the homes, and the lot sizes have made Pleasant Creek very appealing to homebuyers in Western New York.”
Ankenbauer added that the new phase has homesites to suit a wide range of homebuyers, from those preferring low maintenance to those who want a large yard. Sites of up to one acre and pond views are currently available at Pleasant Creek, on a first-come, first-served basis.
Nine floor plans, each with a variety of elevations, include ranch-style and two-story residences, sized from 1,520 to nearly 3,600+  square feet of interior living space.  Each home is designed to provide opportunities for the homeowner to add their own style, while maintaining the aesthetics of this pristine neighborhood. The Pleasant Creek homes planned for Phase III are expected to be priced from the low $400,000s to over $800,000, depending on the floor plan, features, and finishes chosen by the homebuyer.
“We have tried to give our homebuyers a wide range of options to personalize their home,” said Ankenbauer. “It’s a very personal decision. We work closely with each buyer to create the home they’ve been dreaming of. That’s really one of the greatest pleasures of being a quality driven homebuilder!”
