May 10, 2019 (Amherst, NY) – Essex Homes of WNY is pleased to announce it has broken ground on the Villas at Essex Woods, a new community development located at 2350 Sweet Home Road near French in Amherst, NY. The announcement was made by Philip J. Nanula, president & CEO of Essex Homes. 

The two-phased development of the Villas at Essex Woods will encompass 14 separate buildings containing a total of 48 units housing three and four-unit villas. The villas will feature two, distinct open floor plans with two and three-bedroom units, first floor master suites, 2.5 baths, lofts, rear patios, full basements, 2.5-car garages and a host of luxury amenities. The “Arlington” home plan will offer 2,204 sf of living space including a spacious foyer, a large formal dining room, a kitchen with island breakfast bar, a cozy great room with large windows to invite spectacular views of the outdoors, a first floor master suite with walk-in closet and private bath, and two second-floor bedrooms. Similarly, the “Arlington II” home plan will offer a virtually identical layout with 2,124 sf and just one additional bedroom on the second floor. Estimated starting prices will begin in the upper $360s-$380s. 

2 The project is currently in the early stages of the approval process to be granted condominium status by the Attorney General of the State of New York. The Villas at Essex Woods will also offer all the features and benefits of homeowner association (HOA) services for a modest monthly fee. These services will include property insurance, water, landscaping, lawn maintenance and fertilization, and snow removal services.

The Villas at Essex Woods offers a prime location in the Town of Amherst as it is situated near the intersection of Sweet Home and North Ellicott Creek Roads, offering convenient access to interstates I-290 and I-990, the State University of New York at Buffalo (North Campus), and the many shops, dining and entertainment outlets accessible via nearby Niagara Falls Boulevard to the north. Future residents will enjoy tree-lined streets in a parklike setting within the Villas at Essex Woods, along with proximity to the Western New York Land Conservancy, a 1,254-acre natural park, and the many year-round activities offered by nearby Ellicott Creek and Walton Woods Parks. These parks, in combination with the popular Amherst Bike Path and other recreational areas, offer more than 20 miles of biking and exercise trails winding through protected, lush green woodlands.

According to Nanula, the Villas at Essex Woods will have a projected economic impact of over $20M upon final construction completion. This project represents the second major community development by Essex Homes to offer condo status. Currently, the firm is in its third phase of development of Essex Greens at Waterford, a 108-lot luxury patio home community with condo status located just off Roll Road, E. of Transit Road in Clarence.

McDonnell will be responsible for growing the commercial sales organization within New York, as well as implementing strategic initiatives that will continue to benefit the long term goals of both HUNT Commercial and HUNT Property Solutions, the latter of which began operations in March 2018.

McDonnell was originally recruited to HUNT Commercial in the early 1990s, where he learned the complexities of the business with the help of a team of seasoned and experienced brokers. McDonnell’s initial experience at HUNT helped him transition to a 20+ year career with a highly regarded commercial development firm, and his career evolution included working as a Sales/Leasing Manager, Senior Sales/Leasing Manager, Director of Business Development, Vice President of Sales, and the Senior Vice President and Broker of Record. He has been involved in all sales and marketing related activities for a vast multi-client portfolio totaling upwards of 15 million square feet. McDonnell is highly versed in all disciplines of commercial real estate including, but not limited to business development, contract negotiations, letters of intent, proposals, market analysis, past and future trends, and client management/retention.
