May 23, 2017 (Clarence, NY) – Essex Homes of WNY is pleased to announce that it has broken ground on Phase III development of Essex Greens at Waterford, a luxury patio home community with condominium status located in Clarence Center, NY. The development is located near Transit Road off of Dana Marie Parkway near the intersection of Shimmerville and Roll Roads.
“We continue to experience great success with our patio home project at Essex Greens as we enter this newest phase in its development. We’ve already taken many reservations for Phase III and demand is growing at a record pace,” says Scott Henderson, Regional Sales Manager.

According to Henderson, the patio homes within Essex Greens at Waterford were conceptualized with the intention of providing homeowners with upscale living accommodations within a relaxed, informal setting. Each home plan offered by Essex Homes includes open, light-filled interiors and many sophisticated appointments which are ideal for those looking for a reduced-maintenance lifestyle without sacrificing luxury. “The charming, traditional architecture of Essex Greens combined with a feel of ‘community’ among all the residents truly provides the ultimate experience in design, quality and value,” he says.

Prospective homeowners may choose from five distinct ranch plans ranging from 1,600 to over 3,000 square feet along with first floor master suites, additional square footage expansions and optional second floors available on four out of the five plans. Patio home prices begin in the mid $300’s and reservations are actively being accepted for Phase III with an initial lot deposit. Currently, Essex Homes is constructing a new “Berkley” luxury patio home at 9050 Covington Drive which offers 1,662 sq. ft., two bedrooms, a 2 den and two full baths, priced at $387,900. In addition, a fully-furnished model home at 9072 Bancroft Drive showcases the largest available patio home plan, the “Eastbrook” which features nearly 3,000 sq. ft. of luxury living space along with three bedrooms, a den, and three full baths. In early 2014, Essex Greens at Waterford was granted condominium status, resulting in additional benefits for homeowners, including snow removal, landscaping, lawn maintenance, trash removal and monthly water service as part of a
modest monthly assessment, which Henderson points out is currently at $160/month.

“Essex Greens at Waterford allows homeowners to benefit from all the conveniences of a homeowner’s association while qualifying for lower property taxes. To date, Essex Greens is one of Essex Homes’ most ambitious and successful building projects. Total investment in the project has already exceeded the projected $12.2M anticipated as part of Phase II and is expected to grow. The Essex Greens development will result in a total of 108 luxury patio home sites upon completion. “The benefit of this growth is that it also serves to create a tax base for the Town of Clarence and Erie County, resulting in job creation,” says Henderson.
