August 7, 2015 (Clarence, NY) - Essex Homes of WNY is pleased to announce that it recently
broke ground on Phase II of Essex Greens at Waterford, a luxury patio home community with
condominium status located in Clarence, NY, off of Roll Road to Dana Marie Parkway. The
announcement was made by Philip J. Nanula, president of Essex Homes. Phase II will include 27
new patio home sites, many backing to a 35-acre conservation area.

“Essex Greens is our newest building project and will consist of a total of 108 luxury patio homes
upon completion,” says Nanula. Essex recently completed Phase I development which includes 34
home sites and began construction on Phase II in July, 2015. The patio homes at Essex Greens
offer prospective homeowners five ranch designs ranging from 1,600-2,100 square feet along with
first floor master suites, optional second floors and additional square footage options within four out of the five plans, along with home prices starting in the mid $300’s. Currently, Essex Homes is
showcasing its “Eastbrook” patio home model located at 9072 Bancroft Drive off of Roll Road. The
model features 2,973 square feet, three (3) bedrooms and three (3) full baths.

In early 2014, the Essex Greens community was granted condominium status resulting in
additional benefits for homeowners that include snow removal, landscaping, lawn maintenance,
trash removal and monthly water service as part of a modest monthly assessment. One of the
community’s most significant features is its scenic, natural setting which is protected by the
Conservation Area. The surrounding land is home to many ponds, abundant natural wild life and
vegetation and is complemented by nearby walking and bike trails. Residents can also enjoy
convenient access to shopping, dining and entertainment off of Transit Road, along with recreational and educational activities offered through several town parks and the local library, according to Nanula. “Essex Greens at Waterford allows homeowners to benefit from the conveniences of a homeowners association while qualifying for lower property taxes. We are very excited to begin Phase II in the community’s development after significant successes in the completion of Phase I, which resulted in the purchase of more than 20 patio homes,” says Nanula.

The patio homes at Essex Greens are designed to provide prospective homeowners with
upscale living accommodations within a relaxed, informal atmosphere. Open, light-filled interiors,
luxurious features and custom options are perfect for those interested in gaining a reduced maintenance lifestyle without sacrificing luxury, according to Scott Henderson, Regional Sales
Manager. “Essex Greens offers a friendly neighborhood complete with charming, traditional
architecture. The community provides the ultimate in design, quality and value,” says Henderson.

Recognized as a premier builder in the WNY area and the recipient of multiple awards for
excellence in home building, Essex Homes’ mission statement pledges “commitment, quality,
service and a pleasant home building experience” for all prospective home buyers. Founded in 1992 by the Nanula family, Essex Homes of WNY has built more than 1,200 homes across WNY which includes communities in Clarence, East Aurora, Lancaster, Grand Island, Hamburg, Lakeview and Orchard Park. The “Eastbrook” patio home model at 9072 Bancroft Drive is open daily from 1-5 p.m. except Friday. The BNAR/Genesee Valley has been involved with Mercy Flight Central for over sixteen years and most recently Mercy Flight Western New York because of their needs and the areas the Association serves.  Spearheading the event/fundraiser was Rebecca VanDorn, BNAR Director and Genesee Valley Chapter President and Lynn Gleason, BNAR staff liaison.   “We are committed to fundraising for both organizations. We had a chance to meet the pilot, nurses and staff who are available 24 hours a day and they have saved the lives of a few of our members’”, stated Rebecca Van Dorn.   “REALTORS are committed not only to their real estate profession but also want to make a difference and give back in their communities”, stated Joe Rivellino, President of BNAR.
