BUFFALO, NY – November 5, 2015 – HUNT Real Estate ERA has expanded to the Southern Tier, acquiring the Lang Agency, a locally-run real estate firm with two offices in Hornell, NY and Alfred, NY. The Lang Agency has served the region for over 40 years and employs 13 real estate agents, all of whom will be joining HUNT. These two new offices bring the total number of HUNT branches to 37 across Western, Central and Upstate New York.

ERA Team VP Real Estate Expands Ranks 5 New Associates Join Firm Focused on Growth


Chautauqua, NY (10/27/2015) — ERA Team VP Real Estate recently announced the addition of Shane Zahm, Darcie McLachlan, Christopher & Talitha Mascelli, and Jason Genberg to its team of real estate sales professionals serving consumers in the Chautauqua County area.

Shane Zahm joins ERA Team VP as a rookie real estate agent who is already on pace for $1,000,000 in sales in his first year. He credits his early success to his background in construction, ranging from building and remodeling homes, working as a Housing Rehab Specialist, and a Cable Technician. Shane lives and works in the Fredonia area, but covers real estate activity in all of Chautauqua County and most of Cattaraugus County. ERA Team VP Real Estate & Vacation Rentals Raises $9,000 for ALS (Lou Gehrig’s Disease)

Chautauqua, NY (10/21/15) – 112 Golfers participated in the 6th Annual Agents of Hope Scramble Golf Tournament, hosted by ERA Team VP Real Estate & Vacation Rentals, to benefit the ALS Association and the ALS Division of MDA this past August at the Chautauqua Golf Club. The event, held every year on the last Wednesday of August, raised a total of $9,000.
Charlie Young, President & CEO of ERA Franchise Systems joins Bill Soffel, Broker/Owner of ERA Team VP for this year’s Agent of Hope Golf Tournament held on August 26, 2015.


Along with sponsorship opportunities there were many ways for the golfers to help raise money the day of the tournament. Featured on-course events included a Mojito Bar, Jell-O shot hole, betting hole, Arnold Palmer/John Daily Bar, Corn-Hole contest, and a prize wheel. Following the event, ERA hosted a steak dinner catered by Andriaccios, and included announcement of the tournament winners, a 50/50 drawing, and a raffle of over 65 items and gift certificates donated by local businesses.

ESSEX HOMES ANNOUNCES PHASE II DEVELOPMENT OF ESSEX GREENS

August 7, 2015 (Clarence, NY) - Essex Homes of WNY is pleased to announce that it recently
broke ground on Phase II of Essex Greens at Waterford, a luxury patio home community with
condominium status located in Clarence, NY, off of Roll Road to Dana Marie Parkway. The

REALTORS PRESENT CHECK TO MERCY FLIGHT CENTRAL AND MERCY FLIGHT WESTERN NEW YORK

On July 21, Buffalo Niagara Association of REALTORS (BNAR) President Joe Rivellino and Board Member Rebecca VanDorn presented a check for six thousand five hundred ($6,500) dollars each to Mercy Flight Central and Mercy Flight Western New York.  The money was raised at the REALTORS golf event and auction which was held in June at Terry Hills Golf Course and Banquet Facility in Batavia, New York.

Mercy Flight Central is an independent, non-profit organization of air medical professionals, devoted to integrity and compassion, providing critical care to the sick and injured. Mercy Flight WNY is an independent, not-for-profit provider of emergency air-medical transport and supporting services, ensuring rapid, safe and cost effective delivery of expert emergency response teams.

The BNAR/Genesee Valley has been involved with Mercy Flight Central for over sixteen years and most recently Mercy Flight Western New York because of their needs and the areas the Association serves.  Spearheading the event/fundraiser was Rebecca VanDorn, BNAR Director and Genesee Valley Chapter President and Lynn Gleason, BNAR staff liaison.   “We are committed to fundraising for both organizations. We had a chance to meet the pilot, nurses and staff who are available 24 hours a day and they have saved the lives of a few of our members’”, stated Rebecca Van Dorn.   “REALTORS are committed not only to their real estate profession but also want to make a difference and give back in their communities”, stated Joe Rivellino, President of BNAR.

HUNT Real Estate ERA Deploys Marketing Automation For Every Listing


Industry’s hottest innovation gives back agents “years” in lost productivity 


July 29, 2015 – Buffalo, NY – One of America’s oldest and most prestigious real estate brands, HUNT Real Estate ERA, has launched the real estate industry’s hottest new technology – marketing automation – a move that will “shave years” off the total time its more than 1,000 agents typically spend marketing listings annually.


“Agents won't lift a finger,” says Peter Hunt, Chairman and CEO of HUNT Real Estate Corp, which was established in 1911 and operates offices throughout New York State and Arizona, when describing how marketing materials will now be created for every listing. “Our job is to make it easy for agents to do what they need to do,” he adds.


Hunt explains that as his agents post new home listings, everything needed to market each property – a complete digital and print marketing package – is automatically created and delivered to the listing agent overnight.

HUNT Real Estate ERA, the largest family-owned and operated real estate firm in Western and Update New York, will be providing this as a new service for its agents.


“Marketing automation shaves years off the time our agents would typically spend creating marketing material,” says Hunt, whose firm last year closed nearly 10,000 transaction sides.


“Every seller who lists with HUNT Real Estate ERA knows that once their house hits the MLS, a complete marketing program is created, ensuring their home will be fully marketed to all channels, automatically,” adds Dan Mirsky, Marketing Director at HUNT. “And whenever key listing information is updated – such as a price change or the addition of a Open House – all of the marketing materials are updated, automatically, so consumers always have the most current information,” he notes.


Mirsky points out two other major benefits the new marketing automation solution provides HUNT Real Estate ERA, both of which are major challenges in the real estate industry: First, the ability to maintain brand consistency and control in all markets; and second, a single-solution platform that eliminates the need for disparate apps and single-task marketing solutions that are stand alone solutions.


“We audited our current marketing tools and none of them talked to each other,” Mirsky says. “That means an agent has to sign in and out of different programs and platforms and that makes no sense. None of them fully integrated with our CRM, until we found Imprev. Agents love having a single sign-on and the fact that everything works in concert with one another,” he adds.

HGTV’S “HOUSE HUNTERS” MAKES RETURN VISIT TO BUFFALO

Popular TV show’s “Renovation” spin-off series follows HUNT Real Estate agent’s clients through the process of selecting their home and the ensuing remodel

How Should I Choose Between a Fixed-Rate Mortgage and an ARM?


While the mortgage process can be quite intimidating at first, the loan choices available to you are actually rather straightforward. Here are your two main choices, and tips on deciding which is best for you.  
Two Flavors of MortgagesFixed-rate and adjustable-rate mortgages are the two main types of mortgages of the home-lending world. 
Fixed-rate loans: A fixed-rate mortgage is very straightforward. As the name implies, these loans have an interest rate that doesn't change and a set amount of time until the loan is paid off. The borrower knows from the beginning what the interest rate will be for the entire duration of the mortgage, and the monthly payments due are likewise fixed. 
By far, the most popular fixed-rate mortgage is the 30-year mortgage, but they also come in 15-year terms, 20-year terms, and others.
Adjustable-rate loans: An adjustable-rate mortgage, or ARM, is slightly less straightforward. Basically, an adjustable-rate loan will start with a low "teaser" interest rate for a set number of years, and after that, the rate will adjust depending on current market rates and the terms of your loan. 
There are ARMs offered for a variety of initial rate periods (e.g., 3-year or 5-year ARMs), as well as rate-adjustment rules (such as a maximum of 2% at a time), but they generally all work the same way: Let's say you get a 5/1 ARM. That means you'll have a fixed rate for the first five years, and after that, your rate will reset once a year. If rates are plummeting, your rate will also drop -- and vice versa. 
Which Loan Type Is Right for You?The exact loan that is right for you depends on a variety of factors. Here's guidance on determining which way to go.
A fixed-rate mortgage may be right for you if...
  • You don't like surprises: Fixed-rate mortgages are good for people who enjoy stability. Since the rate is locked in from the get-go, you are not exposed to any long-term risk if interest rates rise.
  • You think interest rates may increase in the future: They're especially attractive during periods when interest rates are low.
  • You are going to stay in the house for a while: If you've found your "forever" home -- or at least your "let's settle down and see how it works out" home -- then it makes sense to commit. 
  • You are willing to pay a slightly higher interest rate for stability: In exchange for essentially allowing you to lock in a rate for a long period of time, you'll often pay a slightly higher rate for a fixed-rate mortgage than you would with an ARM. 
An adjustable-rate mortgage may be right for you if...
  • You think rates are more likely to fall than rise: If rates do go down when it's time for your ARM to adjust, then your mortgage payment will dip with it.
  • You want to stretch your dollar in the beginning: Since ARM rates are typically slightly lower than fixed rates, the difference may help you buy a slightly spiffier house. 
  • You don't plan to stay in the house for long: ARMs are often recommended for those who will be in a house for only a few years (or move before the initial teaser rate expires), since the rate is not likely to change too much in that time. 
  • You're sure you can handle it if your rate quickly rises to the cap: Do not enter into an ARM unless you are prepared for a worst-case-scenario where interest rates suddenly shoot sky-high right as your mortgage rate is about to adjust. 
The Bottom LineThe conventional fixed-rate mortgage is not just predictable -- with rates at historic lows, it's also cheap. Unless you're planning to sell your house before the initial teaser rate on an ARM expires, a fixed-rate is the way to go for pretty much all homebuyers.

AMHERST, N.Y. - As his company celebrates its 85th year in business, Victor L. Peterson III, president of MJ Peterson, said that his business increased in 2014 and that diversification remains the strongest asset.

Peterson made his remarks during the State of the Company address at their 31st annual awards ceremony earlier this month.

He said his multi-generational business continues to grow, with a market share just under nine percent and closed sales finishing with a seven percent increase.

“Our local real estate market last year, according to the Multiple Listing Service, remained flat or slightly decreased in closed sales. MJ Peterson is ahead of the curve and has exceeded these respective percentages for closed sales in 2014,” noted Peterson. The commercial division, he added, nearly doubled their closed business in 2014.

Peterson said his company’s brokerage division had 38 sales production award winners, the highest number in company history. In addition, the company continues to increase their rental portfolio with 64 new units at Deer Lakes Apartments and 16 proposed units at Stonington Park Apartments; both complexes are located in Amherst. 

MJ Peterson’s land development group completed a new phase in Lancaster’s Windsor Ridge subdivision; 27 building lots are ready for immediate construction.

Peterson noted that the company recently received final approval in Clarence for the Harris Hill Commons, a 66-lot subdivision featuring 50 percent green space and large building lots.

Peterson attributes much of the success not only to the company’s diverse offerings, but also to a strong management team, steadfast family ownership, and an unprecedented spirit of teamwork across all areas of the business.

Several sales associates and employees were acknowledged for individual achievement at the ceremony: Susie Lenahan was recognized as top agent for the eighth consecutive year. Lenahan closed over $21 million in residential sales in 2014. She has been the top Buffalo city agent for more than 16 years.

The Simme Advantage Team, lead by Steve Simme in Lancaster, was awarded the 2014 top team with their career high in sales – over $22 million.

Lockport resident Laurie Laughlin was named 2014 Employee of the Year. A senior member of the accounting department, Laughlin also assists the IT and property management divisions. A Niagara University graduate, Laughlin has been with MJ Peterson for three years.

HUNT REAL ESTATE RAISES $45,000 FOR UNITED WAY

BUFFALO, NY – April 3, 2015 – HUNT Real Estate ERA (http://www.huntrealestate.com) announced this week that through the donations of its agents and employees, and the contributions from sponsors and participants of its charitable events, the company raised $45,440 for the United Way of Buffalo & Erie County in 2014.
