It is almost upon us, the long anticipated Spring Real Estate Market. It’s the time when all sellers and buyers come out of hibernation and transact real estate. Every year around the end of February, we can expect the number of listings to start increasing and the market to be in full buzz by March.  Just by flipping through the Open House section of 2FindYourHome you can see the amount of available listings has nearly doubled from just a month ago. Why? Most people want to find a house by the end of June so that they can move over the summer when work loads are lighter and kids are not in school. If you list your house in May and it takes three months to sell, you will find yourself in July, in a quieter market. However, if you list your house in March and it takes three months to sell, it will still only be May, there is a month or two left in the busiest real estate time of the year. Is the housing slump finally over?

It may be for Western New York and the rest of the country for that matter. Last year marked the highest number of homes sales nationwide since 2007.  Last October alone, the number of closings in WNY was up 23 percent from just the year before! Why, you might ask? Record-low mortgage rates paired with eager buyers taking advantage of the relative high affordability of homes (cost to potential worth ratio) in the market contributed significantly to the jump in sales.  Sales did drop slightly in December. This can most likely be attributed to concerns of the potential "Fiscal cliff". But last year as a whole saw existing home sales hit 4.65 million, up 9.2 percent from 2011 nationally. These trends look to continue in 2013. It is anticipated that January sales will be back up with the supportive buying conditions and the increased incentives for first-time homebuyers.
