“Capture Your Hometown” Photo Contest to Support the Fight Against ALS


ERA Team VP searches for local photographs that capture the essence of each area, to be raffled at 4th Annual Agents of Hope Scramble Golf Tournament, with winning photographers awarded a cash prize and a chance to win an Ellicottville vacation getaway.
ERA Team VP Real Estate is looking for local photographs that best represent the “hometown” areas of western New York and northwestern Pennsylvania that ERA serves. Nine winning photographs, each representing a different “hometown”, will be unveiled at this year’s 4th Annual Agents of Hope Scramble Golf Tournament that ERA Team VP will be hosting on Wednesday, August 28th, 2013. One of the nine winners will be randomly selected to receive a two night stay, for up to four people, at the Ellicottville Inn Condominiums. The Ellicottville in is located right in the heart of Ellicottville, within walking distance to restaurants and shopping. The remaining winning photographers will be awarded a $25 debit card and all photographs will be featured on ERA Team VP Real Estate’s company websites.
The nine winning photographs will be raffled off with all proceeds, as well as tournament proceeds, benefiting The ALS Division of MDA & ALSA (the ALS Association); whose mission is to lead the fight to cure and treat ALS, also known as Lou Gehrig’s disease, through global cutting-edge research, and to empower those affected and their families to live fuller lives by providing them with compassionate care and support.

Buffalo Niagara Association of REALTORS® Announces Backing of Mayor Byron Brown for Re-election

The Buffalo Niagara Association of REALTORS® (BNAR) today announced that it is supporting Byron Brown for re-election as mayor of Buffalo in the upcoming election.  The decision was reached after analyzing the incumbent’s commendable housing record over the past eight years including holding the line on property taxes, his positive achievements in attracting medium and high income residents to downtown, his programs which fight blight and promote residential living, redevelopment along the waterfront, promotion of the medical corridor, and tireless efforts to improve the overall quality of life throughout Western New York.

“One of the greatest assets in our region is housing affordability,” stated 2013 BNAR president Louis Vinci. “We need to expand on that asset by controlling taxes, enhancing residential communities and demolishing decaying, blighted structures.  Mayor Brown has been successful in the past and should be given the opportunity to build upon these successes.”

Holding the line on and reducing taxes is the BNAR’s foremost political issue, and Brown has continuously held the line on property taxes during his terms.  “Affordability of housing, citizen exodus and quality of life are all tied in to the amount of taxes paid by Western New York citizens,” stated Vinci.  “Mayor Brown realizes the benefit of lowering taxes in order to attract people to city living rather than placing a greater burden on a smaller population.”

"I want to thank the BNAR for their support,” stated Mayor Brown.  “I believe this endorsement is a direct result of my administration's strong commitment to cutting both residential and commercial property taxes. I have been focused on providing a competitive atmosphere for both home owners and business in Buffalo and we are currently seeing record amounts of investment and job creation in the City of Buffalo.  My administration has worked closely and partnered with organizations like BNAR, which is one of the largest real estate organizations in the country, and the residents and City are experiencing tremendous progress as a result."
The BNAR selected Colonial Circle as the locale for its announcement because it is at the center of three areas which significantly benefitted from Mayor Brown’s administration: the Elmwood Village, the Richmond Corridor, and Buffalo State College areas.  Realtors® will meet with the Mayor in Colonial Circle on Friday, June 21st at 3:00 PM to announce its endorsement.

LONG-TERM DEDICATION TO REALTOR ASSOCIATION HONORED


Amherst, New York - The Buffalo Niagara Association of REALTORS®, Inc. (BNAR) presented a special award from the National Association of Realtors (NAR) to nineteen members for forty years of service to the real estate industry as well as the first ever Lifetime Achievement Award.  The awards were presented at a luncheon last month at the Buffalo Launch Club in Grand Island, New York.

Realtor Emeriti Honorees this year are Josephine Badame-RealtyUSA, Judith Colvin-Century 21 Gold Standard, Shirley Donnelly-WNY Metro Simme, Clayton Ertel-RealtyUSA, Joseph and Lois Gerace-Bob Harris Realty LLC, Peter Gfoerer-Hartwood Real Estate, Lewis Kline-Great Lakes Real Estate, Joni Korus-RealtyUSA, Ann Kwitchoff-Cipriano, Inc., Margaret Lombard-WNY Metro Roberts Realty, Charles Longo-Great Lakes Real Estate, Kenneth Mulhall-WNY Metro Sandra Lee Wirth, William Pfeil-Triton Realtors, Victor Przybyl-Stovroff & Taylor, Lorraine Redlinski-Hunt Real Estate ERA, Leonard Rinallo-Hooper Realty, Joseph Whittington-Northeastern Appraisal and Toni Young-Hunt Real Estate ERA.  Attending the event to share congratulations were over twenty five past Realtor Emeriti.

BNAR’s very first Lifetime Achievement Award was bestowed upon Mary Ann Kustich, WNY Metro Roberts Realty.  Most recently, she too joined the ranks of Realtor Emeritus and was one of BNAR’s Centennial Honorees in 1994 because of the significant contributions of time, energy and devotion to the Association.  Mary Ann Kustich has also fulfilled every Officer position at the BNAR and became the first woman President in 1990.

Throughout the years she has always been an active salesperson and earned the BNAR Sales Award.  She was the first member to receive the Buffalo Award from BNAR for outstanding service for being the creator and founder of the Annual Agents’ Day and Trade Show and received it once again for being BNAR’s Historian and Parliamentarian.  In 1994 she was named BNAR Realtor of the Year.

Kustich has done so much for the Association and its members.  Besides serving on many committees as well as Chairmanships, she was the creator and author of a “Blue Book” for BNAR which included Bylaws, Rules, Policies, Code of Ethics, and contact information for each member of the BNAR.  She also was responsible for the initiation and completion of the BNAR Champion Map Book which included all of the MLS areas.  Kustich was even part of the travelling team to Rochester and successfully joined Buffalo, Rochester and Syracuse for the first computerized MLS System. Besides the Realtor Association, Kustich was also a Charter member of Western New York Real Estate Information Services (MLS) Board of Managers and was instrumental in writing their Bylaws and membership agreement

NAR and BNAR have honored a total of seventy five Realtor Emeriti throughout the years.  Awardees were presented with a lapel pin from the National Association of REALTORS® which will be worn with pride for their dedication to the real estate profession.

“BNAR is proud to honor these individuals.  Their passion and commitment to the real estate industry for so many years makes them remarkable role models”,  said John B. Leonardi, Chief Executive Officer of BNAR.

Kustich received a separate award ceremony at the event and was given a Crystal American Flag from the Association.  Presenters of the award were good friends and fellow Realtors Margaret Hartman and William Horohoe.  “Mary Ann is the ‘godmother’ of real estate, stated Louis Vinci, 2013 BNAR President.  Her undying energy, enthusiasm and sincerity of service are always 100% for our Association and our profession and she is well deserving of this award.”

Forbes Capretto Homes Opens the Fairway II in Lancaster

Realtor Code of Ethics Protecting Consumers for 100 Years

  Working with a Realtor gives buyers, sellers and investors many advantages they need to succeed in today’s real estate market. One of those advantages is the assurance that Realtors subscribe to a strict Code of Ethics which provides their clients with the highest degree of professionalism, ethics and service. And this year marks the 100th anniversary of the Realtor Code of Ethics.

  Not all real estate licensees are Realtors. Only those who are a member of NAR can use the term Realtor and subscribe to the Code of Ethics as a condition of NAR membership. Realtors are the most trusted resource for real estate information and have access to advanced educational opportunities and training in real estate specialties, bringing value to buyers, sellers and investors.

  The Code is a comprehensive document spelling out professional responsibilities owed to clients, other Realtors and the general public. All Realtors must take comprehensive training on NAR’s Code of Ethics at least once every four years to retain their membership. Adopted in 1913, NAR was only the second trade or business group in the U.S. to adopt mandatory ethical standards for its members.  

   Real estate is a business based on trust, and working ethically is a way to build trustworthy relationships. Buying and selling a home is a major, life-altering decision, and buyers and sellers need to be able to depend on their Realtor to guide them through the process with their best interests in mind. The Code helps provide an added layer of security to help Realtors do just that.

  Consisting of seventeen articles organized into duties to clients and customers, the public and Realtors, the Code outlines numerous professional responsibilities. For instance, Realtors must be honest with all parties in the real estate transaction, including their client, other Realtors or real estate agents and their clients. Realtors should also be forthcoming with all parties by disclosing all pertinent facts regarding the property and the transaction. If something seems questionable about a property, the Realtor  is obligated to investigate and make recommendations that buyers consult their own expert and inspectors. In addition, Realtors must be truthful in advertising and communications with the public. When distributing newsletters, creating websites or placing advertisements, Realtors must represent only their work and not take credit for the work of another real estate professional.

ERA Team VP Real Estate Recognizes Top-Producing Associates for 2012


[Ellicottville, NY] (4/4/2013) – ERA Team VP Real Estate of western New York and northwestern Pennsylvania recently presented awards for 2012 production at their annual Agent Awards Luncheon held in Ellicottville, New York.  Sales associates were recognized from all office locations, which include Ellicottville, Cuba, Chautauqua, Lakewood, Bemus Point and Fredonia in New York and Warren and Bradford in Pennsylvania.
Sales Associates received awards for their 2012 sales production and total number of closed transactions in comparison to their ERA Team VP Real Estate colleagues.  The following sales associates were recognized for their achievements.
Cathy Pritchard was #1 in sales production and #3 in closed transactions in the Ellicottville Office, while she ranked #1 in sales production and #5 in closed transactions for the entire firm, which includes all office locations.  Tina Dillon was #1 in closed transactions and #2 in sales production in the Ellicottville Office, while she ranked #1 in closed transactions and #4 in sales production for the entire firm.  Ciji Riley was #2 in closed transactions in the Ellicottville Office, while she ranked #3 in closed transactions for the entire firm.  Melanie Pritchard was #3 in sales production in the Ellicottville Office.
Ciji Riley was also recognized as the ERA Team VP Most Improved Agent for 2012.  Ciji’s 2012 sales production was a 292% increase over her 2011 sales production.
Paul Conklin was #1 in both sales production and closed transactions for the Cuba Office.  Linda Simons was #2 in sales production and #3 in closed transactions for the Cuba Office.  Bill Shuler was #3 in sales production and #2 in closed transactions for the Cuba Office.

It is almost upon us, the long anticipated Spring Real Estate Market. It’s the time when all sellers and buyers come out of hibernation and transact real estate. Every year around the end of February, we can expect the number of listings to start increasing and the market to be in full buzz by March.  Just by flipping through the Open House section of 2FindYourHome you can see the amount of available listings has nearly doubled from just a month ago.
Why? Most people want to find a house by the end of June so that they can move over the summer when work loads are lighter and kids are not in school. If you list your house in May and it takes three months to sell, you will find yourself in July, in a quieter market. However, if you list your house in March and it takes three months to sell, it will still only be May, there is a month or two left in the busiest real estate time of the year. No worries, no pressure.
 If you're thinking about selling there is no time like the present to contact a REALTOR® and get your house on the market. Especially since prices are rising in most areas, you can be sure to get the highest value your home can bring.
While I'm sure I am not the only one a little excited about Spring, I want to clarify that I am not implying that Spring is the only time a year recommended to sell your home. In fact, there are many reasons why other times of the year are great times to sell as well. For example; only serious buyers are house hunting during winter. The fall market is busy because people want to move during their holiday vacation and, there is less inventory for sale during the summer months. Also, you may find that you can’t wait until the Spring market and that you have to sell your house at a particular time of year. Don’t worry. Find a great REALTOR® and you should get the most that the real estate market has to offer.
Still, If you are targeting the Spring market because you want to make the most out of the sale of your house, or if you are waiting for Spring to put your house on the market for sale, don’t wait too long. You may just find out that the Spring real estate market has sprung without you.

Is the housing slump finally over?

It may be for Western New York and the rest of the country for that matter. Last year marked the highest number of homes sales nationwide since 2007.  Last October alone, the number of closings in WNY was up 23 percent from just the year before!
Why, you might ask? Record-low mortgage rates paired with eager buyers taking advantage of the relative high affordability of homes (cost to potential worth ratio) in the market contributed significantly to the jump in sales. 
Sales did drop slightly in December. This can most likely be attributed to concerns of the potential "Fiscal cliff". But last year as a whole saw existing home sales hit 4.65 million, up 9.2 percent from 2011 nationally.
These trends look to continue in 2013. It is anticipated that January sales will be back up with the supportive buying conditions and the increased incentives for first-time homebuyers.
The sales boom of 2012 has left the market lacking inventory. Last years 3rd quarter saw a drop of 16 percent in the amount of homes on the market from the same period in 2011. The shallow pool of available homes could lead to increased prices. In just the last year the average home in WNY has reached $140,829, up 9.58 percent from 2011.
I wouldn't expect a drastic change in Buffalo or our surrounding commuinities though. Winter is typically a slow time for housing sales. However, the number of new listings and sales is expected to return to the volume we saw in late summer early fall of last year by Spring. The housing industry is not out of the hole completely, but locally and nationwide the market is gaining strength.
